Typically, NANO breaks out the project by the phases of design and modifies them for each particular client: Establishing the general scope and conceptual design, scale, and relationships among the proposed building components. Documentation of existing conditions including structural, site, and code.

When working with a design build partnership at this phase, the contractor can help formulate square foot pricing to assist in the determination of the total area of the building. The architect/ designer can formulate a plan base upon the clients want and needs

Administering the timely response for all contracts , clarifications, and change orders whether contractor driven, owner driven, and/or architect driven. It includes review of all contracts and correspondence inclusive of payouts to contracts and subcontractors not under contract with the contractor. It includes site visits and meetings with the local authorities as needed for the project. This phase is reduced in the amount of paperwork and oversight. The contractor has been brought into the project at an early phase which eliminates a lot of the clarifications for the project. The architect will be engaged for changes to the project, and site visits with the contractor and local officials. If desired the architect can review the percentage payments to the contractors,but this is up to clients’s discretion.
